Riggs Crossing Senior Housing
Affordable senior housing comprised of 93 apartments, retail space, community amenity space, and a parking garage. The project totals 107,270 SF, with 9,712 SF supporting the retail space. The electrical scope included power, lighting, and fire alarm, communications including voice and data. The electrical distribution system was designed to provide a cost effective, reliable system for low-rise, retail/multi–family housing in the DC Area. The distribution system consists of three main components: house loads, apartment loads, and retail loads. The house sub system distribution points throughout the building are molded case circuit breaker panelboards fed by a switchboard, located in the main electrical room. The retail sub system includes a non-metered wire trough. The switches and meters will be included based off installation of a per retail tenant basis by tenant’s contractor. Energy efficiency was achieved through use of efficient Led fixture as well as automatic controls. Interior lighting for general, and task lighting applications consists of commodity-grade luminaires. Emergency lighting is powered via central lighting inverters to reduce maintenance requirements and cost.
