The Enolia

MCB Real Estate, LLC

Henry Adams provided full Mechanical, Electrical, Plumbing, and Fire Protection design services as well as commissioning services for The Enolia, a new five-story, Type 3B construction student housing building located at 4529 Harford Road in Baltimore, Maryland. The project was developed by Baltimore-based MCB Real Estate and is designed to serve as student housing for Morgan State University.

The approximately 183,000 GSF facility features 151 primarily quad-style residential units that accommodate a total of 473 beds. Supporting amenities include dedicated study spaces and fitness rooms along with non-occupiable roof space. Site accommodations provide surface parking for 155 vehicles including the installation of Level 2 electric vehicle (EV) chargers with no structured parking incorporated into the design.

Henry Adams’ scope included the design and preparation of construction documents, construction-phase services, and a comprehensive commissioning process for all MEP/FP systems. The commissioning effort ensured that building systems were designed, installed, tested, and verified to perform in alignment with the owner’s project requirements and design intent. The commissioning team was engaged from the design phase through construction and closeout and provided a systematic approach to ensuring operational efficiency and reliability.

The project team is also pursuing energy incentives through Baltimore Gas and Electric (BGE) as well as federal clean energy tax credits under the Inflation Reduction Act. This reflects a commitment to sustainability and energy efficiency.

Originally known as “The Flats at Markley,” the project was renamed The Enolia to honor Enolia McMillan, the first Black female chair of Morgan State University’s Board of Regents. This name change serves as a tribute that aligns the development with the university’s history and community.
