Henry Adams provided the MEP engineering design services for the new 4-story, 57-unit apartment complex located in Canton. The $9.1M, 95,000 SF project includes a 28,000 SF ventilated parking garage on the lower level and features a 19,000 SF green roof. Luxury units include one and two bedroom, single and multi-level units. All apartment units are designed to meet Fair Housing requirements and all units are designed to be easily converted to meet ADA requirements as necessary for future tenants.

The project was constructed on a brownfield site and was designed to achieve a Baltimore City Green Building Level 2 Green Star rating. Primarily through improved lighting efficiency and improved building envelope efficiency, the building design is approximately 23% more efficient than ASHRAE Standard 90.1-2007 requirements.

The project includes an open courtyard/corridor concept that encourages residents to interact and socialize. Challenging requirements of the project included incorporating mechanical ventilation for the garage which is mostly below grade, coordinating heat pump unit locations within the limited available (non-green) roof space, and positively pressurizing each apartment unit due to pressurization issues with the open-corridor concept.
