Affordable Housing Project Awarded Sustainable Certification

An Enterprise Green Communities certification has been awarded to the Residences at Hayes, a new affordable housing project, in the Deanwood Hills neighborhood in DC.

This is the first Henry Adams project to receive the certification, which focuses on a future of environmentally-friendly affordable housing.

The $22M, 161,500 SF apartment complex achieved the criteria for energy efficiency, materials used, water conservation, site improvements, location and neighborhood fabric, integrative design, operations, maintenance and resident engagement, and for being a healthy living environment.

This certification promotes the improved health and benefits of sustainable construction to low-income families. The development is also a part of DC’s New Communities Initiative to make more affordable housing available to low-income residents in DC.

The complex consists of four wood construction floors with a partial basement level, a mix of studio and multiple bedroom units, and on-grade parking. Amenities include a gym, garden, playground, patio, and game room.

Henry Adams provided design and construction documents, the preparation of a systems narrative and supplemental information, schematic design, design developments, and construction services as part of the project scope.

The mechanical engineering scope included HVAC, associated controls, and a dedicated outside air/ventilation unit. The plumbing design encompassed sanitary, vent, water, storm water, and gas. The fire protection design details service entrance and performance specification for sprinkler head layout.

The electrical engineering scope included power, lighting, and fire alarms. As part of the design package, a telephone entry system was also included. Communications systems, including voice/data and CATV, were provided and connected to a telecommunications hub panel in each apartment.
