As a member of the construction phase services staff, the Commissioning Agent is responsible for monitoring the contractor's execution of the contract documents. This includes Mechanical/HVAC, electrical, plumbing, and sometimes architectural and related systems. Systems generally include HVAC, plumbing, control systems, piping, power, lighting, and fire protection. In addition, the Commissioning Agent is responsible for project management when assigned and good client relationship management on a firm wide basis.
(a) Execute construction phase review services consisting of submittal review, RFI responses, supplemental instructions, construction logs, field reports, and meeting minutes.
(b) Prepare commissioning specifications, checklists, and documents.
(c) Engage in the testing and commissioning of various systems.
(d) Utilize Microsoft Word and Excel, Revit, Autocadd, and Microstation and other industry software.
(e) Ability to actively participate in client meetings, conduct field surveys, including crawl spaces and above ceilings, and thoroughly document existing conditions.
(f) Perform detailed take-offs and cost estimates.
(a) Knowledgeable in the engineering and installation practices of HVAC, electrical, and plumbing systems.
(b) Ability to read and correctly interpret construction drawings and specifications.
(c) Working knowledge of construction contracts, responsibilities, and sequencing.
(b) Actively communicate, collaborate, and coordinate effectively with clients, co-workers, and others.
(c) Effectively work on multiple assignments simultaneously.
(d) Adhere to design and construction budgets and schedules.
(e) Commitment to maintaining a high standard of quality in the delivery of our technical solutions, customer service, and ethical standards.
Education and Experience:
(a) Required -
(i) Five years of commercial construction experience in HVAC or Electrical system installation.
(ii) Five years of commissioning experience.
Work Authorization/Security Clearance - This position requires the ability to pass a background check and obtain clearance for client and government contracts. United States citizenship is a must.
Travel - This position requires regular day trips throughout the mid-Atlantic area. It requires an occasional overnight trip and travel by plane. It requires a valid driver's license and appropriate vehicle.
